A broken tile doesn’t automatically
mean a whole new roof.

Start with an inspection that looks beyond the surface. Ask whether the issue is limited to a tile, involves the underlayment or flashing, or calls for a broader scope of work.

for your budget.

Just your house size and number of stories, plus any detached buildings you want to include. Get a rough tile-roof replacement estimate before a more detailed conversation.

How is this estimated?

For each building, we divide its total interior square footage by its story count, assuming equal floor sizes. We add 20% as a simple roof-size allowance and sum the buildings. Enter each detached building separately and do not include it again in the main house size. We multiply that estimated roof area by a blended planning rate of $14 per square foot.

The $14 rate averages the midpoints of published national concrete and clay tile installation ranges in This Old House’s cost guide, checked September 2026. It is a starting assumption, not a measured local average or contractor quote.

Garages, overhangs, roof slope, unequal floors, removal, hidden damage, and other project requirements can change the actual cost. The displayed ±10% is an illustration around the planning amount—not a guarantee that your quote will fall within it.
