Planning a complete tile roof replacement
A complete roof proposal should explain the whole system, the job sequence, and how unexpected conditions will be handled.
Compare a defined scope
Before comparing totals, ask each bidder to describe the roof area being priced, tile product, underlayment, flashing, attachment, removal, and disposal. Ask whether the price includes permit administration, inspections, protection of landscaping, and cleanup. Mark an item as unknown when it is not stated; do not assume it is included.
Confirm requirements before materials are ordered
The contractor should confirm applicable code, local permitting, product approvals, and installation requirements for the property. Florida wind conditions and the specific jurisdiction matter. Ask about HOA review if applicable. An online guide cannot determine the approved assembly for your address.
Understand removal and concealed work
A proposal should explain what happens after existing materials are removed. Ask how damaged decking or other concealed conditions will be documented, priced, and approved. A written unit price or allowance can make change orders easier to understand.
Plan the weatherproofing sequence
Ask how the home will be protected between removal and completion, which underlayment is specified, and how penetrations and transitions will be addressed. Agree on a contact for weather delays, unexpected leaks, deliveries, and access.
Confirm the tile and final details
Approve the selected material, profile, and color before ordering. Ask about lead times, delivery, material storage, and replacement stock. Confirm how final inspections, debris removal, completion photos, and warranty documents will be provided.
Read the warranty as two separate questions
Ask what the product warranty covers and what the contractor’s workmanship warranty covers. Confirm who handles a future issue, what documentation is required, and whether maintenance obligations apply. Keep written promises with the contract rather than relying on a sales conversation.
